Risk Assessments
Landlords are under a duty to ensure that the risk of exposure to tenants, residents and visitors by Legionella is properly assessed and controlled.
The legionella risk assessment must be carried out to identify potential risks and will propose any further action and remedial works that are needed. Legionella risk assessments form part of a premise owners responsibility to prevent/control the risks of exposure to legionella bacterium under COSHH (Control of Substances Hazardous to Health) 2002. By following the ACOP L8 (Legionnaires' Disease and Control of Legionella Bacteria in Water Systems) Code of Practice and having the Risk Assessment undertaken you will be protecting the health and safety of your tenants and ensuring you remain compliant with the law.

For most residential settings the risk assessment by Hopton Legionella may well show the risks are low so long as simple control measures referred to are followed. This will apply to houses or flats with small domestic type water systems where the water turnover is high. Provided the risk assessment shows that the risks are insignificant and the control measures are being properly managed no further action would be necessary. It is important, however, to keep the assessment under review periodically in case anything changes to the system.
Hopton Legionella can advise on the recommended period following our review and any remedial action required. It can range from advice on water temperature maintenance / monitoring to a physical means of control.
